How can you tell your brick joints need tuckpointing?

  • Mortar that crumbles to touch

You rub a joint with your thumb and sand comes off, or you keep finding grit along the bottom of the wall. That usually means the mortar has worn out, and the longer it goes, the deeper the wear runs and the more joint there is to dig out later.

  • Joints sunk back from brick

The mortar sits back behind the face of the brick instead of close to flush, so the brick edges stand out on their own. Water sits on those little ledges and works its way in, so a shallow fix now is easier than a deeper one a few years from now.

  • Holes and gaps in joints

You can see open spots where mortar has fallen out altogether, often near the top of a wall or around a chimney. Those gaps let water straight into the wall, and the bricks around them can start to loosen if they're left long enough.

  • Hairline cracks or loose edges

Thin cracks run along the joints, or there's a dark line where the mortar has pulled away from the brick. It's easy to shrug off, but water follows that crack in, so it's worth having someone look before the brick starts taking the wear.

When does a brick wall need tuckpointing?

Tuckpointing, which most masons also call repointing, means cutting the worn mortar out of the joints in a brick or block wall and packing them with fresh mortar. We're based in Lancaster and do this work across the Antelope Valley for homeowners, landlords and property managers whose walls, chimneys and planters have joints that are crumbling, open or cracked, so the brick stays tight and sound.

Most calls start with a wall someone has walked past for years until the mortar began dusting out or a gap opened up. The price turns on how much wall needs it, how deep the joints are worn, how high we have to work and whether some bricks need replacing too, and the schedule turns on the size of the wall, the weather and whether the City of Lancaster wants a permit first, which we take care of when it does. When I come out, I look at all of that and put it in a written estimate, so you know what you're getting before anything starts.

Details to note before an estimate

  • Which walls, chimney or planters need work
  • Rough length and height of each wall
  • Where joints crumble, gap or crack
  • Any cracked, loose or flaking bricks

How we handle tuckpointing on your walls

I start by looking for why the joints wore out, because if water is running down the wall from a bad cap or a downspout, new mortar alone won't fix it. Then our crew cuts the old mortar out of each joint, and that's where the real work is, so we take our time there instead of rushing to fill, since new mortar won't bond to a joint with loose old mortar still in it. Once the joints are clean, we pack them with fresh mortar, tool them to match the rest of the wall and clean up the brick face before we leave. Fresh mortar has to stay damp while it gains strength, so on hot days the usual practice is to work outside the middle of the day and keep the new joints covered or misted. If you'd like to see our work first, we can do a small test patch somewhere it won't show.

Repointing often turns up bricks that are cracked through or flaking on the face, and those get replaced or reset as part of our brick repair work before the new joints go in. And if your driveway pavers have started rocking, sinking or spreading at the edges, I can look at them on the same visit so you get one estimate for both.

  • Brick repair

When a brick has cracked through or its face has flaked away, new mortar around it won't help, so the brick itself needs replacing first.

  • Driveway pavers

Loose, sunken or uneven pavers in your driveway usually point to a base problem, and resetting them now keeps the rest from shifting with them.

What happens after you call us about tuckpointing?

  1. Call or send us a message

Call (661) 952-4077 or use the form, and tell us where the wall is and what you're seeing. We'll set a time for me to come out.

  2. I come out and look

I walk the wall with you, check what's behind the wear and answer every question you have, as many times as you need. You get a written estimate in plain words that says what we'd do, why and what it costs.

  3. We handle permits, then work

If your job needs a permit, we apply with the building office that covers your address and set up the inspections, since a Lancaster permit has to be in hand before any work begins and some jobs need plans too. Then our own crew does the work, and I check in while it's underway.

  4. We walk the finished wall

Once the joints are filled and the brick is cleaned up, I walk the finished wall with you. It's satisfaction guaranteed on every job, so point out anything you're not happy with.

Questions before you book tuckpointing

How do I know if my brick needs repointing?

Your brick needs repointing when the mortar has worn back more than about 1/4 inch from the face, crumbles when you rub it, has holes in it, shows hairline cracks or has pulled away from the brick. You can check all of that by eye, so walk the wall and snap a few photos of the worst spots. If you're still not sure, I'm happy to come take a look.

How long does new mortar last after tuckpointing?

Mortar usually lasts roughly 25 to 50 years, while the brick itself can go 100 years or more. That gap is the reason repointing exists, so over the life of a brick wall you can expect to redo the joints at some point.

Do I need a permit for tuckpointing in Lancaster?

You may, because the city requires a permit for any work that physically changes your property or adds value to it. I check with the building office that covers your address, and when a permit is needed, we apply for it as your contractor. If you'd like to ask the city yourself, the city's permit technicians take questions at (661) 723-6144 or permits@cityoflancasterca.gov.

How do I choose a mason for tuckpointing?

Ask to see repointing jobs they've done before, because a good bricklayer isn't always good at repointing, and that's a fair question for any mason. A small sample repair on a spot that doesn't show is another fair ask, and as I mentioned above, we're glad to do one. In California, brick, block and stone work falls under the state's masonry contractor license, and we're licensed and fully insured.

How much does tuckpointing cost in Lancaster?

There's no fair number until I've seen the wall, because the price turns on how many square feet of joints need work, how deep the mortar is worn, how high the wall goes and whether any bricks need replacing. A short garden wall at ground level is a very different job from a tall chimney. Your written estimate spells out each part, so you know exactly what you're paying for.

What is the best mortar for repointing old brick?

The best mortar is one that's equal to or softer than what's already in the wall. Mortar that's harder than the old mortar puts stress on the brick and can make the face flake off, so a softer match protects the brick. Color matters too, and we talk that through when I look at the wall.
